What is Scan to BIM?

Scan to BIM is the process that turns an existing asset —often one with no reliable drawings— into a coordinated digital model. Reality is first captured with a 3D laser scanner or through drone photogrammetry, producing a point cloud (millions of points with exact coordinates). From that cloud we model the building in BIM, obtaining an as-built true to what is actually built, not to what the original design said.

It is the indispensable starting point for any refurbishment, extension, renovation or maintenance plan on an existing asset: without a precise geometric base, every later decision carries the error forward.

A precise, ready-to-use geometric twin: a native Revit model (.rvt), an IFC model for full interoperability, the registered point cloud and, optionally, 2D drawings (plans, elevations and sections) extracted directly from the model. The level of detail is agreed with you in advance so you pay only for the information you will use.

What is Scan to BIM?

Scan to BIM is the process of capturing the real geometry of an existing asset with a 3D laser scanner or drone photogrammetry, generating a point cloud and, from it, building a precise as-built BIM model in Revit and IFC.

How accurate is a point cloud survey?

A terrestrial laser scanner reaches millimetric accuracy (typically 2–6 mm) depending on the equipment and distance. Drone photogrammetry is used for exteriors and large areas, with centimetric accuracy sufficient for as-built and civil works.

What format do you deliver the model in?

Native Revit (.rvt) and IFC for interoperability. If needed, we also include the registered point cloud (.rcp / .e57) and 2D drawings extracted from the model.

To what level of detail (LOD) do you model?

We agree the LOD with you according to the intended use, usually between LOD 200 and LOD 350 for as-built. We model only the elements you need, avoiding the cost of unnecessary detail.

Do you work outside Valencia?

Yes. We are based in Valencia and Barcelona and carry out surveys across all of Spain. We have scanned projects in Valencia, Alicante and Córdoba, among others.
