BIM As-Built: the model true to the built works

What is an as-built model?

An as-built model reflects the constructed reality of the works, including its changes and deviations from the original design. It is the reliable geometric base on which to plan any refurbishment, extension or maintenance programme.

When you need it

How we do it

We start from the best available source: a Scan to BIM survey with laser scanner and drone when maximum precision is needed, or the site documentation where it exists. We then model and verify the deviation of the model against the captured reality.

What we deliver

An as-built model at LOD 500 —the level verified on site— in native Revit and IFC, ready for operation, maintenance or future work. The model is yours in front of your client.

What is a BIM as-built model?

It is the model that reflects the building exactly as it was actually constructed, including changes made relative to the original design.

How does it differ from the design model?

The design model represents what was planned; the as-built represents what was built and verified on site, with its real deviations.

Do I need a prior scan?

Not always. If maximum precision is required we start from Scan to BIM; if reliable site documentation exists, we can start from that.

To what LOD do you deliver the as-built?

Usually LOD 500, the level verified against the constructed works, in native Revit and IFC.
